The Affordable Rate Market Economic Development™ (ARMED™) Program as pioneered by TLA Holdings LLC provides a win-win-win scenario with affordable Class A housing for employees, a tax incentive and competitive advantage for our corporate partners and the surrounding community who all desperately need more housing options for their residents.
Here, we provide an overview of the structure of the program we originated and we have christened the Affordable Rate Market Economic Development™ programs.
Unit Breakdown for 194-unit Class A Development:
- Studio Apartment – 35 units
- One Bedroom Apartment – 126 units
- Two Bedroom Apartment – 33 units
TLA Holdings is invests over a 10-year period into a specific housing development project through a Master Lease an annual amount of $1.325M which is credit towards rent (estimated – actual amount determined by details of each agreement) which would give the property an average incentive/subsidy of $570 a month per unit.
For each development, we are seeking a corporate partner to secure units for their employees with a contribution that matches or exceeds TLA Holdings contribution toward the rent payment to benefit their employees for Class A housing.
Specifically, this is what we are seeking from the Employer Partner:
Commitment and agreement for 10-year Master Lease with a 3% annual increase that matches or provides a greater incentive toward rent alongside the incentive/subsidy that TLA is already providing.
This would secure the following for the employer:
- Units designated for our corporate partner’s employees
- A tax incentive to the employer for the lease
- Income incentive as a credit toward rent for the employee of $1,140 a month (includes TLA’s incentive/subsidy). That is an annual incentive and benefit of $13,680!
Below is the actual cost to the employer for $570 a month toward rent credit per unit:
